Damp Investigation & Cavity Wall Tie Investigation

A damp survey includes an assessment of the property in order to establish the risks associated with penetrating damp as a result of external building defects and the potential for the property to be affected by rising damp. Where appropriate recommendations may be made. Condensation is the most common cause of dampness in residential property in the United Kingdom which often leads to mold problems. I specialise in condensation risk assessments providing advice and information on how to resolve problems.
Timber Condition Report
A timber condition report provides information in respect of accessible structural roofing and flooring timbers and risks associated with timber pests such as wood boring beetle infestation (woodworm) and fungal decay. Sub-floor ventilation beneath timber suspended floors is important in order to protect timbers from rot and decay which increases risks associated with wood boring beetle activity. Good sub floor ventilation also helps to keep the lower walls dryer. Checks are made to establish whether the sub floor ventilation beneath timber suspended floors at ground floor level is adequate. Please note that for this investigation we may have to drill a 11mm hole in the floor for camera inspection.
The report includes information regarding appropriate remedial action where necessary and the use of appropriate materials targeted to specific areas is particularly important in older property.
We can also provide advice in respect of insulation to walls and roof areas and property ventilation. It is important that older buildings can absorb and evaporate naturally occurring moisture allowing the fabric of the structure to breathe. Cavity Wall Tie Report
A Cavity Wall Tie report provides you with a good understanding of the condition of the existing wall ties and the structural integrity of the build, this report is handy if you are purchasing a property. What dose the survey consist of – One of our qualified surveyors will visit the property and drill a small 10mm hole in the external wall of the property in preparation for a camera to be inserted in to view the existing wall ties and report on their condition and consistency and a full wall tie report will be issued with the surveyors findings and a solution and cost to rectify.
